Ceramic tile & grout

Tile holds up. Grout doesn't. We use high-pressure hot water extraction with alkaline cleaners to lift years of soil out of grout lines, followed by penetrating sealer to keep dirt from settling back in. For severely discolored grout, color sealing matches and brightens.

VCT strip & refinish

Old wax stripped to bare tile, neutralized, then 3 to 5 coats of commercial finish applied. Burnished for the high-gloss look that signals a maintained space. The difference between a strip-and-refinish and a wax-over-wax approach is dramatic and obvious within a few months.

Indoor concrete sealing

Concrete looks indestructible until you spill something on it. Penetrating sealers protect against staining, moisture, and freeze-thaw without changing the appearance. Topical sealers add gloss and resilience. We help you pick what fits the space's actual use.

My grout is dark gray now but it used to be cream. Can it come back?

Often, yes. Discolored grout can usually be cleaned back close to original color through deep extraction. For grout that's permanently stained, color sealing applies a uniform tinted seal that both restores appearance and prevents future staining. We'll show you a sample area before committing to a full job.

How long does VCT strip and refinish take?

For a standard commercial space (1,000 to 3,000 sq ft), the full process is typically a single overnight or weekend service: strip, neutralize, dry, then 3 to 5 thin coats of finish with dry time between each. Larger projects we'll scope out a phased approach so you have continuous floor access.

Should I seal my concrete floors?

If they get foot traffic or any kind of liquid exposure, yes. Concrete is porous, even when it looks dense. Sealing prevents staining (oil, wine, pet accidents), reduces dust, and makes cleaning dramatically easier going forward. The first sealing is the most important. It sets the surface up for years of low-maintenance use.

How often does VCT need to be re-stripped?

Depends on traffic. High-traffic retail or restaurant spaces often need a full strip annually. Office or back-of-house VCT can go 18 to 24 months. Between strips, regular burnishing maintains the gloss. We build a schedule that matches your floor's actual wear.
